Property Walkthrough & Set-up Guide

I will visit your vacation rental for a thorough walkthrough, spending time in each room to assess everything from your check-in process to your mattresses. If you are just starting out, we will discuss ideas for how the space can be prepared for guests, as well as any potential issues that should be resolved.

After my visit, you will receive a detailed report with suggested upgrades and amenities, complete with recommended products for a five-star guest experience.

Home Styling and Decorating

We will work together to identify an ideal style for your STR based on its location and your target market, factoring in your personal tastes. After getting to know you and your home, I will create a bespoke interior decorating and styling plan with product recommendations to make shopping a breeze. Whether you need help with a small condo or a large house, I will work with you to create a space you and your guests will love, without spending a small fortune on an interior designer.

Competitor and Market Research

Accessing STR data is one thing, using it effectively is another. I use available data along with a careful manual review of Airbnb to provide a detailed overview of your local market and to identify key competitors.

If your home is already listed on one or more booking sites, I will analyze historical data for occupancy, daily rates, and revenue. All of this valuable reporting can be used to update your home and listing to meet the needs of your target market and stand out among your competitors, optimizing revenue and improving reviews.

Pricing Strategy

Take the results of my competitor and market research to the next level with a custom 12-month pricing strategy. Your pricing strategy report includes a target average nightly rate for each month, adjusted for local events and seasonal tourism expectations. I also include a quarterly pricing review and adjustments based on past performance and market trends.

STR Marketing

Listing Set-up

I will create a Search Engine Optimized (SEO) listing on Airbnb that accurately describes your property, highlighting its unique features and amenities to stand out from the competition.

I will also take and edit photos of your property or can recommend a professional photographer at an additional fee.

Branding & Logo Design

I will design a logo for your property that reflects your vacation rental’s location, vibe, and style.

Airbnb Co-Hosting
